FS: Andrew Kohler Simplex

Hello All, I could use some help coming up with a fair asking price for one of my pianos. Lately I've have the urge to buy something new but definitely do not have the room for a third piano. Unfortunately my pumper has to go.
Here's the specs: Andrew Kohler full upright. Made 1925 in San Francisco. Sounds fantastic. Professionally refinished quarter-sawn oak case. Ivory is in excellent condition (1 very small chip).
Stack is 3 tier Simplex. Very tight with excellent repetition. Probably original condition since all the lead tubing is still there. I've never had to mess with it. Air motor, tracker and transmission look good and function properly. Lower vacuum reservoir and foot pumps have been recovered and pump easily.
Action recently regulated. Hammers are in good shape. New bass strings installed 5 years ago. No problems with pins, bridges, sound board or plate. Tuned yearly by an RPT. Very clean inside and out. Has suction box with reroll and auto shutoff installed. Motor cannot be heard over the music because the system is tight and uses minimum vacuum.
I'll probably include at least 100, 88 note rolls to get the new owner started. This is a great piano and perfect for someone just getting into the world of mechanical music. What should a piano like this sell for?
